AC tune-up and coil cleaning in Dallas Fort Worth

The outdoor condenser coil is where your AC gets rid of the heat it pulls out of your house. When dust, grass clippings and pet hair mat over the fins, that heat has nowhere to go, so the system runs longer and works harder to cool the house. A tune-up checks the system while it runs, and a coil cleaning washes the fins open again so air can move through them.

What this covers

  • A seasonal inspection of the cooling system while it runs
  • A wash and rinse of the outdoor condenser coil to clear matted dirt, lint and debris from the fins
  • A check that air moves freely through the outdoor unit once the coil is clean
  • A plain explanation of anything we find, with a written price before any repair

Real work

Cleaning a choked AC condenser coil in the Fort Worth heat

Fort Worth, TX, September 2026

Why they needed it

The system was running nonstop in the summer heat and still struggling to cool the house. A walk around the outdoor condenser showed why within seconds: the coil was buried under a thick, felt-like blanket of dust, grass clippings, pet hair and airborne debris. The unit could not move air through its fins, so it could not shed the heat it was pulling out of the house.

What we did

Thoroughly washed and cleared the outdoor condenser coil, then rinsed the aluminum fins so air could pass through them again. Airflow was restored, system pressure stabilized, and cold air began flowing back through the vents inside within minutes.

FAQ

Common AC tune-up and coil cleaning questions.

Check it at least once a year, ideally in spring before the heavy cooling season. Homes with cottonwood trees, pets, or grass mowed right up to the unit collect debris faster and can need a second look mid-summer. Keeping grass and plants trimmed back from the outdoor unit lets air reach the coil.
It can. A matted coil traps heat, which raises pressures and temperatures inside the system and makes the compressor and its electrical parts work harder for longer. That strain is what wears out capacitors and contactors and, eventually, the compressor. Cleaning the coil costs far less than any of those repairs.
A tune-up is an inspection of the system while it runs. A coil cleaning is the hands-on wash of the outdoor coil. They are priced separately so you pay only for what your system needs, and the technician tells you before starting whether the coil needs a wash.
